ALL THAT piece or parcel of land situate, lying and being in the Orange Walk District, containing approximately 150 sq. kilometres and bounded as follows: On the North by the Hill Bank/ Gallon Jug road, on the East by Ramgoat Creek on the South by Labouring Creek, and the West by land known now or formerly as Yalbac, vide Tracing No. 96, Orange Walk District (Agricultural), and map sheets Nos. 14, 15, 19 and 20 series E-755 (DOS – 4499) Edition 3, Crown Copyright 1973, published by the Directorate of Overseas Surveys in the United Kingdom, and lodged at the Office of the Commissioner of Lands and Surveys in Belmopan and being more particularly described as follows: 21 Gazette Notice 1481 G 1070 of 1991 Gazette dated 16 November 1991. Registered Land Act 85 (a) commencing at a point being the junction of the North bank of Ramgoat Creek where it sheds into New River Lagoon on the West bank of New River Lagoon; (b) thence upstream along the said North bank of Ramgoat Creek for an approximate distance of 15,000 meters to a point being the most westerly point of the estate known now or formerly as Tillett and Potts; (c) thence in a Southeasterly direction for an approximate distance of 6,750 meters to a point on the North bank of Labouring Creek where a small tributary sheds into the said Labouring Creek; (d) thence upstream along the said North bank of Labouring Creek for an approximate distance of 6,200 meters to a point where it intersects with a grid line having a UTM coordinate value of 313,900 meter Eastings; (e) thence due North along the said grid line having a UTM coordinate value of 313,900 meters Eastings for an approximate distance of 11,400 meters to a point having UTM co- ordinate values of 1,937,000 meters Northings and 313,900 meters Eastings (f) thence due West for an approximate distance of 6,900 meters to a point having UTM coordinate values of 1,937,000 meters Northings and 307,000 meters Eastings; (g) thence due North for an approximate distance of 5,650 meters to a point on the South limit of the Hill Bank/Gallon Jug Road, said point have UTM coordinate values of 1,942,650 86 Registered Land Act meters Northings and 307,000 meters Eastings; (h) thence Eastward along the said South limit of the Hill Bank/ Gallon Jug Road for an approximate distance of 13,000 meters to a point where a major track joins the said road; (i) thence Eastward for an approximate distance of 250 meters to a point on the West Bank of the New River Lagoon; (j) thence Southward along the said west bank of the New River Lagoon for an approximate distance of 200 meters back to the point of commencement; SAVE and EXCEPT the 66 feet reserves along all rivers, creeks, lagoons and ponds.
