ALL THAT piece or parcel of land situate, lying and being in the Belize District and being part of the southern portion of the island known as Ambergris Caye, and bounded on the north by Laguna De San Pedro and San Pedro River, on the south, east and west by the Caribbean Sea, as shown on the 1:50,000 map, sheet number 7, series E755 (D. O. S. 4499), edition 4 – D. O. S., crown copyright 1980, published by the Directorate of Overseas Surveys of the United Kingdom and lodged in the office of the Commissioner of Lands and Surveys in Belmopan as Ambergris Caye number 2, containing 3,857 acres, more or less, and being more particularly describes as follows– (a) COMMENCING at a point of the southern bank of the San Pedro River where the said river intersects the Caribbean Shores; (b) thence southerly along the east coast and continue westerly along the south coast of the said Ambergris Caye to a point at the 19 Gazette Notice 487 G 271 of 1990 Gazette dated 17 March 1990. 79 Southwest corner of the said island having approximate grid coordinates of Eastings 389,825 m. and Northings 1,977,175 m.; (c) thence northerly along the west coast (including Cayo Romero) to a point having approximate grid coordinates of eastings 394,275 m. and Northings 1,980,150 m.; (d) thence easterly along the coast to a point having approximate grid coordinates of Eastings 394,750 m. and Northings 1,980,100m.; (e) thence north easterly in a straight line across Laguna De San Pedro to a point of the east shore of the said Laguna having approximate grid coordinate of easting 397,900 m. and northing 1,982,375 m.; (f) thence south easterly across to a body of water to a point on the southern bank of the said San Pedro River where it flows into Laguna De San Pedro; (g) thence north easterly along the southern bank of the said river back to the point of commencement.
